Poly Real Estate won Shenzhen Nanshan Yuehai subdistrict plot T204-0153 for 5.772 bln yuan, paying a 150.74% premium and a floor price of about 108,700 yuan/sq m. The 14,116.04 sqm construction land parcel opened at 2.302 bln yuan and saw 291 bidding rounds. Six major developers — CHINA RES LAND, China Overseas Property, China Merchants Shekou, C&D Property and Yuexiu Property — participated. The result eclipses the prior Shenzhen residential land unit-price record of 84,200 yuan/sq m set by the Qianhai Guiwan plot in 2025.
